Proposition of a maturity model for maintenance teams: case studies in public institutions

Abstract

Maintenance activities are essential for the durability and functionality of buildings. In the case of public buildings, anomalies in their state of conservation are often observed. This can be caused, among other reasons, by lack of maintenance services or by inadequate actions. In view of this, an evaluation model of the maturity level of municipal building maintenance teams was proposed, aiming at achieving good maintenance practices. The method used consisted of multiple case studies in the sectors responsible for such activities in seven city halls, with document analysis and completion of a checklist. As a result, the proposed model was tested and the maturity level of the sector was obtained, at which the group presented a score classifiable as transition to mature (M = 50%). Thus, it is expected that the application of the maturity model derived from this study will help managers in the development of planning strategies for building maintenance activities and contribute to improvements in the management of such actions.
