Real estate restructuring: a concept from capitalist urbanization

Abstract

The article seeks to systematize the bibliography that deals with the notion of restructuring to refer to real estate production in contemporary capitalism, viewing the singular determination of this production in the broader set of characteristics of capitalist accumulation since the world crisis of the early 1970s. To accomplish this, it presents theses on the specificity of real estate production and its role in capital overaccumulation crises. Then, it addresses urban studies that have categorized the problem in its terminological variations (urban, socio-spatial or real estate restructuring). Finally, it shows that studies on real estate restructuring centered on the problem of industrial capital have been replaced by those that emphasize the dominance of financial capital in the most recent urbanization trends, including the Latin American context.
