LUTI modeling of different socioeconomic groups’ locational decisions: determinants and interrelationships

Abstract

LUTI models are widely used during the formulation of transport and land use policies and interventions. Compared to traditional transport models, they also seek to simulate location decisions based on changes in accessibility levels. In general, it's assumed that places with greater accessibility become more attractive, having better chances of developing in occupation terms. In practice, this dynamic can involve several phenomena, such as segregation and fragmentation, due to oscillations in land value which results from changes in the built environment. From this perspective, it's understood that the adoption of these models in ex-ante assessments should reveal the triggering of externalities, especially from a social point of view. Therefore, this article proposes to investigate how far these analytical tools represent and simulate the determinants and interrelationships of different socioeconomic groups locational decisions, making possible that these transport assessments reveal socio-spatial processes. To do so, two conceptual representations were developed about the decisions and interrelationships mentioned, based on bibliographic review efforts (conceptual phenomenological contributions). Then, we analyzed the TRANUS model based on the developed representations, concluding that its mathematical formulations limit the accreditation of this type of analytical tool (methodological contribution).
